India's REIT Market Expected to Reach ₹19.7 Lakh Crore by 2030

India’s REIT (real estate investment trust) market is anticipated to grow to ₹19.7 lakh crore by 2030, up from ₹10.4 lakh crore in 2025. This growth is attributed to high occupancy rates, favorable taxation policies, and the inclusion of a wider range of sectors, as stated in a report released on Friday. Private equity investments have surged from $500 million in 2011 to multi-billion-dollar levels by 2019, contributing to enhanced transparency, increased institutional confidence, and facilitating the expansion of REITs in India’s dynamic commercial real estate market.

The ongoing urbanization, advancements in technology, and progressive policy reforms are expected to create new opportunities across various asset classes in the commercial real estate sector, according to the report by Knight Frank India in partnership with the Confederation of Indian Industry (CII). Retail consumption in organized formats is projected to reach ₹8.8 lakh crore for FY 2025, with shopping centers accounting for ₹4.9 lakh crore, high streets for ₹3.8 lakh crore, and other emerging formats like airport and transit retail contributing significantly.
